Do I really need $0 down to buy a home with a VA loan?

Eligible buyers with full entitlement can purchase with no down payment. You’ll still need funds for the earnest money deposit, inspections, and any closing costs not covered by the seller or lender, but the traditional down payment barrier is removed.

The VA itself doesn’t set a minimum credit score; individual lenders do. Many VA lenders look for scores around 580 to 620 or above, though requirements vary. A VA-experienced lender can tell you exactly where you stand.

MPRs are baseline safety, soundness, and sanitation standards a home must meet for VA financing: a sound roof, safe electrical and plumbing, functioning heating, and no major structural or health hazards, among others. We evaluate properties against these requirements before you make an offer.

Most VA buyers pay a one-time funding fee that sustains the program; it varies with your down payment and prior VA loan use, and can be rolled into the loan. Veterans receiving VA disability compensation and certain surviving spouses are exempt entirely. Your lender confirms your fee or exemption during pre-approval.

You have options: the Tidewater process and a Reconsideration of Value to challenge the appraisal with comparable sales, renegotiating with the seller, paying the difference in cash, or exiting under your appraisal contingency. We guide you through the best path for your situation.

Yes, with conditions. New construction must meet VA requirements and the builder must be willing to work with the process. Condos must be in a VA-approved condominium project. We verify eligibility before you commit to a property.

Buyers with full entitlement have no VA loan limit; the lender determines how much you qualify for based on income and debts. Buyers with reduced entitlement, for example an existing VA loan, may face limits. Your lender will calculate your specific entitlement.
