How much does it cost to use a buyer's agent in Florida?

In most transactions, the buyer’s agent commission is paid by the seller as part of the sale agreement. This means you receive full professional representation at typically no direct cost to you. Pre-qualification is an informal estimate of how much you may be able to borrow, based on self-reported information. Pre-approval is a formal process where a lender verifies your income, assets, credit, and employment, then issues a letter confirming your borrowing capacity. Sellers in competitive markets strongly prefer pre-approved buyers, especially in multiple-offer situations.

From the first consultation to closing, most buyers can expect a 45–75 day process, assuming financing is conventional or FHA. VA loans may take slightly longer. New construction timelines vary widely depending on the builder and phase of community development.

Community Development District (CDD) fees are assessments levied on properties within planned communities to fund infrastructure like roads, utilities, and amenities.
