The major loan programs, compared
Each program trades down payment, credit flexibility, insurance costs, and offer strength differently. Here is how they play out in this market.
Conventional loans
The most common financing in our market. Typically a 620+ credit score and as little as 3% down for qualifying first-time buyers. Under 20% down means PMI until you build equity. Often seen as the cleanest offer by sellers.
FHA loans
Insured by the Federal Housing Administration: down payments from 3.5% with credit scores of 580+, and more flexibility on credit history. Trade-offs are upfront and ongoing mortgage insurance plus property condition standards.
VA loans

USDA loans
100% financing for homes in designated rural areas, with income limits by household size. Parts of Pasco County have historically qualified, but eligibility maps change as the region grows, so a property-specific check is essential.
Jumbo loans

DSCR loans for investors
Debt Service Coverage Ratio loans qualify you on the property's rental income rather than personal income, a popular tool in Tampa Bay's strong rental market. Expect higher rates and down payments.
New construction financing
Builder-affiliated lenders often offer incentives like rate buydowns or closing cost credits. These can be excellent deals, but they deserve comparison shopping. We weigh builder incentives against outside financing so the deal actually is one.
